Before you build

Modular or manufactured?

Most buyers don't know the difference — and it changes the financing, the zoning, and the resale value. We work with both. Here's how they actually compare.

Modular · IRC

Built to the same code as site-built. Our specialty.

State modular label
Building code
Colorado state + local codes, same as site-built (IRC).
Construction
Factory modules, crane-set on a permanent foundation.
Foundation
Permanent (crawl/basement), locally inspected.
Zoning & placement
Treated as site-built for zoning and land-use in CO.
Financing
Traditional construction/mortgage loans (FHA, VA, Fannie/Freddie).
Appraisal
Appraises like conventional; stronger resale.
Best suited for
Infill lots, subdivisions, higher-end finishes, long-term appreciation.

Manufactured · HUD

Built to the federal HUD Code. We set these up too.

Red HUD insignia
Building code
Federal HUD Code, uniform nationwide.
Construction
Fully factory-built, transported in sections.
Foundation
Piers, blocks, or permanent foundation (zoning/lender).
Zoning & placement
Local zoning may restrict placement in some areas.
Financing
Chattel/"home-only" loans unless affixed + titled as real property.
Appraisal
Valuation may be limited due to HUD classification.
Best suited for
Affordable housing, first-time buyers, rural lots, speed, cost-conscious.

You can't “upgrade” manufactured into modular — they're different codes. But a manufactured home on personal property can convert to real property with the right foundation and paperwork. Not sure which fits your land? That's the first call we take.
